The Project
Pichler Park: Adaptive Reuse of Historic Textile Factory
This adaptive reuse project revitalizes a historic textile factory, originally constructed in the 1910s, transforming it into a dynamic mixed-use development. The program includes residential units, offices, commercial spaces, a post office, a health center, physiotherapy facilities, and recreational amenities. By integrating new architectural elements with the preservation of the existing structures, the design honors the site’s industrial heritage while providing modern functionality.
Our approach leverages the factory’s original shed geometries to create functional and comfortable living spaces, with new structures thoughtfully positioned above the preserved sheds. A key element of the project is the Pichler Passage, a semi-enclosed corridor that serves as a central spine, connecting the northern entrance to the recreational areas at the southern end via residential courtyards. This passage acts as a unifying element, linking semi-public and private spaces.
A notable feature of the development is the swimming pool, designed with an innovative natural filtration system. Beneath the pool, a cistern employs natural processes to filter the water—free from chlorine or salt, underscoring our commitment to sustainable design.
Key programmatic elements of the project include:
- A café located on the northwest side
- A package delivery room at the north entrance
- Office spaces along the northern edge
- Residential units, including the preserved “F Building,” where subtle facade modifications accommodate new interior functions
- A health center with integrated physiotherapy facilities
At the top of the new structures, penthouse units offer expansive terraces, providing panoramic views of the surrounding area. From the west, the original shed roof geometries have been carefully preserved, maintaining the factory’s historic identity and reinforcing the project’s connection to its industrial past.
Pichler Park offers a unique living environment that balances history and modernity, moving beyond typical demolition-and-rebuild approaches. It reflects our philosophy of respecting a site’s heritage while addressing the evolving needs of contemporary life.
